Southgate City is a 52-acre landmark community coming to Burnaby, BC, shaped by magnificent glass towers and lush garden homes. IBI Group developed the master plan, led the rezoning process, directed the consultant team, and is now providing architecture services for the first phases of the community.

Southgate City is a pedestrian-oriented, transit-connected, masterplanned development coming to Burnaby, BC. Located on a former 52-acre industrial site, the space will be transformed into a community with five distinct neighbourhoods encircling a new, five-acre city park. Located only three blocks away from Edmonds SkyTrain station, residents can easily connect to all of Metro Vancouver from this energetic, cohesive community. IBI Group developed the master plan, led the rezoning process, directed the consultant team, and is now designing the community’s first phases.

Built in multiple phases over 15-20 years, Southgate City will have over 5.8 million sq. ft. of residential floor area, including 20 towers between 24- and 46-storeys high, 200,000 sq. ft. of commercial space, and almost 40 percent of the total site allocated to open space, including a major city park with extensive water features.

The community boasts a significant public realm comprised of a lake-edge private road, bicycle and pedestrian paths, and interior courtyards with vehicular drop-offs. Small parks and open urban spaces will be integrated throughout the surrounding areas to provide contiguous connections throughout the various neighbourhoods to the surrounding community.
